Location

The land is situated on the north side of Chesterfield Road the A632 Chesterfield - Bolsover - Cuckney road. The land is situated to the east of Rectory Road and Rectory Close, occupying a prominent position in the village of Long Duckmanton.

Long Duckmanton forms part of the parish of Sutton Duckmanton and provides a petrol filling station, two churches, and school. The village is approx. 2 mile west of the small town of Bolsover which provides a wide range of facilities including supermarket, comprehensive school, and is renowned for its historic castle. Bolsover has a population in excess of 11,000 and has regular bus services from the town and Long Duckmanton to Chesterfield. There is good road access from Long Duckmanton to Junction 29 and 29A of the M1 Motorway.

Description

The site was originally developed with a pair of cottages and an egg packing station.

The land adjoins St. Peter's and St Paul's Church and Church Hall to the rear, and to the east there is a childrens park/play area and detached bungalow. To the west there are semi detached and detached bungalows and a detached house and behind there are semi detached houses on Rectory Close and detached and semi detached houses on Rectory Road. Opposite there is a large farm.

The Site

The site has a frontage of approx. 60ms including a service road to the east, a rear width of approx. 48ms and an average depth of 146ms. The site is generally level and has a total area of 0.77 hectares (1.91 Acres).

Planning

Planning consent was issued by North East Derbyshire District Council on 16th January 2014 in accordance with reference no. 13/00314/FUL for planning permission to replace 09/00128/FL for demolition of the existing egg processing plant and associated buildings and redevelopment of site for 27 no. Two storey dwellings (2 no. Affordable). A copy of the planning consent is available from the Agents Office and was granted subject to 34 conditions.


The existing planning consent has now expired and a new application to discharge the majority of the conditions is being submitted to North East Derbyshire Council, March 2017, and should be determined within three months.

The existing consent was subject to a Section 106 Agreement dated 16th January 2014 which indicates that two of the properties have to be affordable homes and there is a contribution of £18,570.73 payable towards the provision of play equipment and improvement of the play area adjacent to the subject site.

SPECIAL NOTE

There is a right of way over the existing access road for the benefit of the local parish council to gain access to the playing field.
